Integrated QHSE (Quality, Health, Safety and Environment) certification: a strategic choice for responsible and sustainable management
At IGD, service quality, workplace health and safety, and environmental protection are closely linked within a systemic vision that generates value over time. This integrated vision has led to the strategic decision to adopt a certified QHSE (Quality, Health, Safety and Environment) management system, which combines different standards:
ISO 9001 (Quality) guarantees that our management processes, particularly leasing and asset management, are structured, monitored and efficient, allowing us to rigorously pursue the targets set out in the 2025–2027 Business Plan;
ISO 45001 (Workplace Health and Safety) certifies our focus on the health and safety of all those who work with us and visit our assets, an aspect that we have further strengthened in recent years both at our headquarters and in our shopping centres;
ISO 14001 (Environment), obtained in 2013, recognises our ongoing commitment to reducing our environmental impact, managing resources responsibly and developing sustainability initiatives for our assets and the communities that surround them.
This integrated certification, issued by DNV, one of the leading independent management system certification bodies, in April 2025 and valid for three years, represents an important step in our path towards increasingly conscious, efficient and sustainable management. It is not just a matter of complying with international regulations, but of building an operating model that focuses on responsibility towards people, places and processes.
The path to QHSE certification involved all company departments, promoting an internal culture focused on continuous improvement, prevention and transparency. This commitment is reflected in the daily management of our assets, in our relationships with our stakeholders and in our ability to anticipate change.
The integration of these three certifications provides us with more advanced KPI monitoring and reporting tools, strengthening our operating model and positioning us as a reliable and trustworthy partner, including in the services offered through the Asset Services for Third Parties Business Unit.
The achievement of ISO9001 and ISO45001 certifications, in addition to the ISO14001 environmental certification, represents a significant step forward in the extension and integration of corporate asset management processes aimed at operational excellence and the achievement of the challenging growth targets set out in the 2025-2027 Business Plan.

ISO 9001 certification: quality that makes the difference
ISO 9001 is the international standard for Quality Management Systems (QMS), recognised worldwide. Obtaining this certification demonstrates our commitment to operational excellence, customer satisfaction and continuous improvement. This management system focuses on the organisational management of a company’s activities, which for IGD translates into the strategic management of real estate assets, leasing management, property and facility management activities and the operational management of shopping centres, including on behalf of third parties.
ISO 45001 certification: a concrete commitment to health and safety
We have decided to embark on the path towards ISO 45001 certification, the international standard for workplace health and safety management, because we are convinced that in the shopping centre real estate sector in which we operate, where the management of spaces and people is central, ensuring safe and healthy working environments is fundamental.
The decision to seek ISO 45001 certification comes from our commitment to integrate health and safety into our business processes, making them an integral part of our operational strategy. This is not just a matter of regulatory compliance, but a proactive approach that involves everyone, from management to operational teams, from suppliers to partners, and allows us to adopt a structured system to prevent accidents, protect the well-being of our employees and promote a shared culture of safety.
This certification allows us to strengthen the trust of our stakeholders, demonstrating that our commitment to safety is concrete, measurable and constantly monitored.
ISO 14001 certification: a concrete commitment to the environment
Environmental sustainability has long been a fundamental component of IGD’s strategy. It is not only a responsibility towards the planet, but an operational commitment that translates into measurable and continuous actions. With this in mind, we have chosen to adopt ISO 14001 certification, the international standard for environmental management, as a tool to strengthen and structure our approach to environmental protection.
Our path began in 2012, in Italy, with the adoption of an Environmental Management System (EMS) compliant with the UNI EN ISO 14001:2015 standard. The target was clear: to define unambiguous methods for monitoring and managing environmental performance, ensuring regulatory compliance and promoting a virtuous system of continuous improvement.
In 2020, we achieved an important milestone: the certification of 95% of our property portfolio, making property management more environmentally efficient and significantly improving their energy performance.
To date, 22 IGD shopping centres are ISO 14001 certified, together with the Bologna headquarters. These assets represent:
58% of the total number of shopping centres in the IGD portfolio
We are also committed to establishing relationships with suppliers who comply with the sustainability criteria adopted by the company: 20% of the suppliers with whom we enter into contracts are themselves UNI EN ISO 14001 certified.
For us, ISO 14001 certification is not just a simple recognition, but a strategic pillar that allows us to integrate environmental sustainability into our business processes, involving all departments and promoting an internal culture focused on prevention, efficiency and transparency.
For IGD, investing in an environmental management system means actively contributing to the ecological transition of the retail real estate sector, generating value for the local area, people and stakeholders.
ISO 37001: a concrete system against corruption
Transparency and integrity are fundamental values for IGD, which has always been committed to constantly monitoring and strengthening measures aimed at contrasting all forms of corruption. To give greater solidity and recognition to this commitment, we have chosen to adopt ISO 37001 certification, the international standard for anti-corruption management systems.
The process began in 2018 with the certification of our Romanian subsidiary Win Magazine SA, and was consolidated in 2020 with IGD obtaining UNI ISO 37001:2016 certification, issued by RINA Services S.p.A., an independent body accredited by Accredia. This recognition certifies the adoption of a structured system that complies with international best practices for preventing, detecting and addressing corrupt behaviour within the organisation.
In 2023, we obtained the renewal of the certification, following a specific audit, confirming the three-year validity of our system and our commitment to maintaining high standards of control and transparency.
ISO 37001 certification is not just a compliance measure, but a strategic tool that strengthens the trust of our stakeholders and helps to consolidate a corporate culture based on ethics, responsibility and legality. In a context where governance is increasingly central to the assessment of a company’s sustainability, IGD has chosen to invest in a system that guarantees solidity, credibility and continuity over time.
