A rich portfolio of shopping centers found in Italy and Romania

With a portfolio worth €1.7 billion at 31 December 2024, we are the biggest owner of shopping centers in Italy. As a property company we acquire retail properties which are already generating revenue or newly opened (such as shopping centers, hypermarkets, supermarkets, shopping malls) from which we can extract value over the long term. Our activities also include the disposal of freehold assets or asset rotation in order to optimize the structure of the portfolio at any given time.

In Italy at 31 December 2024 we had 41 properties, including:

25 malls and retail parks

8 hypermarkets and supermarkets

1 development projects

In Romania* we have:

14 shopping centers

1 office building

Classification of IGD’s malls

We classified our freehold malls based on fair value and established three categories:

Key: fair value above €60 million
Medium: fair value between €30 and €60 million
Small: fair value below €30 million

Our key malls

We identify 9 Key malls in our portfolio; this classification is based both on the market value of each asset and on the pure investment value. These malls are also locally dominant in their catchment because they are considered as points of reference while maintaining a medium-large dimension.
