
The BREEAM certification (Building Research Establishment Environmental Assessment Method) is one of the most important and internationally recognized standards for assessing the environmental performance of non-residential buildings. It is distinguished by its particular focus on improving the overall well-being of the people who use and experience these spaces.
For a shopping center, obtaining this environmental certification means following a comprehensive assessment protocol that covers both the construction or refurbishment phase and the everyday management of the property. The evaluation includes parameters such as the materials used, the quality of indoor environments, water and energy consumption, and proper waste management.

Our commitment to sustainable building practices began in 2016 with the certification of CentroSarca (Milan), one of the first Italian shopping centers to obtain the BREEAM 2009 Europe Commercial: Retail certification on an existing structure following a major refurbishment.
Building on the positive results achieved, we progressively expanded the certification process across our real estate portfolio.
2018: shopping centers Tiburtino (Roma) and Katanè (Catania) certified
2019: shopping centers Puntadiferro (Forlì) and Esp (Ravenna) certified
2020: shopping centers Conè (Conegliano), Leonardo (Imola) and Le Porte di Napoli (Napoli) certified
2022: shopping centers Maremà (Grosseto) and Centro d'Abruzzo (Chieti) certified
2024: shopping centers Casilino (Roma), Le Maioliche (Faenza) certified and converted the certification for CentroSarca (Milano)
2025: shopping centers Porta a Mare (Livorno), La Torre (Palermo), Millennium Center (Rovereto), Gran Rondò (Crema), Centroborgo (Bologna), Portogrande (Ascoli Piceno) and La Favorita (Mantova)
To date, 19 shopping centers have obtained the BREEAM In-Use certification which, relative to our reporting scope, represent:
76% of the total number of IGD shopping centers under operational control
84% of the total gross leasable area
91% of the overall portfolio value, calculated at fair value
Our target is to certify over 95% of our shopping centers in Italy (by fair value) with a minimum rating of “Very Good” by 2027.
