We are the largest listed Italian group in the retail real estate sector, with a portfolio valued at €1.7 billion, around 93.5% of which is in Italy at 31 December 2024.
We purchase, develop, manage and enhance our properties – primarly shopping malls and hypermarket – with a view to the long term in order to maintain the value of our assets over time.



With 41 properties in Italy and 10 shopping centres in Romania*, IGD’s real estate portfolio consists almost exclusively of retail properties: a unique case in the sector.
We have a clear vision of what we want an IGD shopping centre to be: a green centre, open to dialogue with stakeholders, a reference point in the local area offering innovative solutions for our visitors’ shopping experience and leisure time.

We are present throughout the country (12 out of 20 regions), with a prevalence in northern and central Italy.
Our assets are mainly located in the inner suburbs of urban centres, along routes that make them easily accessible. Our network of shopping centres reflects Italy’s geopolitical structure, which has a relatively low concentration of population in large cities, compared to numerous urban centres with fewer than 100,000 inhabitants. We prefer medium-sized centres with a prominent position in their catchment area, so that we can respond effectively to people’s needs.

In 2008, we acquired the Winmarkt group, the country’s leading department store chain, located in the historic centres of 13 medium-sized Romanian cities. Winmarkt centres are not only the main shopping destination for citizens but also genuine meeting places, so much so that they have become part of people’s daily lives. As outlined in the 2025-2027 Business Plan, a process of divesting the Romanian portfolio is underway and, as at 30 September 2025, we had completed the sale of three assets.

With the IGD Shopping Centre Ecosystem, we have introduced an innovative model that reinterprets the role of our centres.
It is not just a matter of managing spaces, but of creating integrated and dynamic places where retail, services, technology and relationships come together to generate shared value.
In each centre, we build solid and lasting partnerships with tenants, going beyond the logic of a simple lease agreement and offering an ecosystem rich in shared opportunities.
The goal is to make our assets increasingly sustainable, safe, inclusive and accessible, capable of evolving alongside the needs of people and communities.
