FY 2018 GUIDANCE CONFIRMED AS A RESULT OF THE FIRST QUARTER PERFORMANCES<\/strong><\/h2>\n

The results for first quarter 2018 point to a solid operating performance: the 6.0% increase<\/strong> in the core business EBITDA<\/strong> fueled a noticeable increase in the EBITDA margin<\/strong> which rose from the 70.7% recorded in the first quarter of the prior year to 71.4%<\/strong>. The EBITDA margin for freehold<\/strong> properties came to 80.4%<\/strong>.<\/p>\n

The 17.4% rise<\/strong> in FFO<\/strong> is in line with the FFO guidance for FY 2018 of between +18 and +20% because, beginning 18 April 2018, the new assets included in the scope of consolidation will also be contributing to cash flow generation. The performance of FFO was driven by both the increase in EBITDA and the decline in financial expense with the cost of debt<\/strong> falling further to 2.75%<\/strong>, though average debt was basically unchanged compared to the first quarter of 2017.<\/p>\n

Net financial debt<\/strong> amounted to \u20ac1,049.4 million<\/strong> at 31 March 2018, a decrease of \u20ac10.2 million with respect to 2017. Based on the independent appraisals made at the end of the year and the debt at the end of the quarter, the Loan-to-Value<\/strong> fell to 46.9%<\/strong>, largely below the 50% threshold needed to maintain the \u2018investment grade\u2019 rating of IGD\u2019s debt.<\/p>\n\n\n\n\n\n\n\n\n
